Moss Building Company's Building Process

**Estimated Time Start To Finish 3-4 Months**
STEP #1

Land Acquisition

Purchase either a privately owned plot of land or purchase a lot in one of the many Moss Building Companies Subdivisions listed within this website.

STEP #2

Home Design

Moss Building Company gives all future homeowners the option of selecting their own home design. We encourage our customers to select their own house and floor plans either from our existing house plans or from another architect. Either way we work closely with our customers to ensure all plans meet or exceed their needs, and are architecturally engineered to state and county standards.

STEP #3

Financing

With the help of our trusted real estate agents we assist our customers in finding the best interest rates and assist in the financing process as much as possible.

STEP #4

Permit Application and Approval to Build

This part of the building process is usually handled by Moss Building Company. Depending on the county this process usually takes 14 - 21 days.

STEP #5

Amenities Selection Worksheet

Once steps 1-3 are completed it is time to start customizing your new home! You will be given an Amenities Selection Worksheet. This sheet is used to make all of the necessary selections that come along with building a new home. Also within the worksheet our new homeowners will be able to upgrade any amenity that is available for upgrade. To avoid any issues or delays in the building process each of the amenity selections also come in the form of a schedule. This will assure that there are no bumps in the road for either the builder or the homeowner.

Moss Building Company has a host of selected individuals and companies to assist the new homeowner with any decision that he or she needs to make. Whether it is cabinets, countertops, lighting, landscape, colors, etc., if there is a choice to be made our new homeowners can be sure that there will be assistance all along the way.

STEP #6

Construction Process

As soon as all permits have been approved Moss Building Company will begin the construction process. Along the way the builder and homeowner will work together making decisions on all aspects of the building process. Our customers can be assured that all their decisions and recommendations will be taken in account during this rewarding process. Below is a rough guideline of the construction process. Even though it looks simple and easy to follow, the construction process can be stressful and sometimes very hard to follow. But trust in us and we will help you see that light at the end of the tunnel.

  • County Site Inspection
  • Meet w/ Project Manager to Discuss Site Layout and Tree Removal
  • Site Clearing, Tree Removal, Rough Grade
  • Foundation (Crawl Space/Heated Slab)
  • County Inspection
  • Meet w/ Interior/Exterior Designer to Begin Amenities Selection
  • Framing (Stick Built/Trusses)
  • Begin Contacting Any Local Services (Cable/Sat, Phone, Security, Gas, etc)
  • Exterior Siding Installation
  • Roofing Installation
  • Fireplace(s) Installation
  • Rough Plumbing, Electrical, and Heating Installation
  • County Inspection
  • Insulation Installation
  • County Inspection
  • Drywall Installation
  • Hardwood Flooring (Site Finished)
  • Cabinetry Installation
  • Trim Moulding Installation
  • Tile, Laminate, and Vinyl Installation
  • Interior Paint
  • Door and Hardware Installation
  • Meet With Landscape Designer
  • Pour Driveway & Sidewalk Concrete
  • Landscaping – Finished Grade

STEP #7

Final Homeowner Walkthrough

Throughout the entire building process we encourage the homeowner to do occasional site and home walkthroughs. This gives the builder and the homeowner a chance to discuss any onsite issues or changes. This is one of the biggest advantages of new construction, getting to see your house be built from the ground up. We encourage homeowners to take pictures and document the whole building process.

After the process is complete and all building and cleaning is finished, the builder, homeowner, and real estate agent(s) will meet at the new constructed home and perform a final walkthrough. This will give the homeowner a chance to inspect their home and mark any spots for touch up.

STEP #8

Certificate of Occupancy and Move-In

Once the County has done its final inspection and have deemed the house safe for occupancy then the keys will be turned over to the new homeowner and Move-In can begin. Congratulation you have made it through the entire building process!!
